What do I need to consider before building an extension?

This will vary for each case of construction, due to the individual factors/properties each home has depending on its surroundings etc. However, we can give you a guideline of things that are typically considered a problem or inconvenience when planning to extend a home.

Any thing that may cause disturbance/inconvenience to your neighbourhood or is detrimental to the environment and cannot be deemed feasible, will usually result in refusal of planning permission for your property to construct an extension, such as:

How much will it cost?

Basic construction materials tend to market for around ¬£1,500 per square metre, with high spec materials estimating at about double the price. If you’re wanting to incorporate bi-folding doors, then you’re looking near ¬£1,500 per metre for these. Environmental/physical factors to have a tendency to increase the cost of the construction, so expect a slightly more expensive price if your home is located near any trees, sloping ground, clay, etc.
